Documentation Typically Required for a Loan Commitment

In order to streamline the process of getting a pre-approval and/or loan commitment there are certain documents that will be necessary in accomplishing this. Not all of the below listed documents will be applicable to you (i.e. If you have never been divorced then a divorce decree would not be expected). However, it’s critical to provide the documents requested so that we can effectively and efficiently close your loan and/or issue a loan commitment in a timely fashion. Listed below are the most common documents needed to process an application for home financing.

  • Two years most recent filed Federal Tax Returns (all pages)
  • Most recent two months bank statements (checking and savings) all pages
  • Most recent two years W2’s and/or 1099’s
  • One month of consecutive and recent pay stubs
  • Copy of driver’s license and social security card
  • Any other asset information (i.e. 401K, IRA, Stocks, etc) all pages
  • Divorce Decree (if applicable) all pages
  • Social Security “Award Letter” (if applicable)
  • Recent pension statement (if applicable)
  • Verification of Child Support (i.e. 8 digit case number if in the State of Missouri)
