VA Energy Efficient Mortgage


What is an Energy Efficient Mortgage? Also known as an EEM

An EEM is made in conjunction with a VA loan and allows you to finance certain energy efficient improvements into your loan.

What types of Modifications are eligible?

Modifications should result in a reduction in utility costs and could include:

  • Solar heating systems and cooling systems
  • Caulking and weather stripping
  • Furnace efficiency or Heat Pumps
  • Clock thermostats
  • Insulation or Vapor Barriers
  • Doors


How much in improvements can I finance?

If you meet underwriting requirements you can finance eligible improvements up to $3000 assuming the decrease in utility payments.  For improvements more than $3000 but less than $6000 the savings in utility costs must be verified from a state agency, manufacturer or other eligible resource.

What documentation is needed to finance improvements up to $3000?

  • Evidence of cost improvements (Bids)
  • Contract itemizing improvements and cost
