Flat Branch Home Loans offers the Section 184 Indian Home Loan Guarantee Program for eligible homeowners. Guaranteed by the U.S. Department of Housing and Urban Developmentā€™s (HUD) Native American Programs, this program highlights low down payment and flexible underwriting during the homebuying process.

Who is Eligible?

  • American Indians or Alaska Natives who are recognized as a tribal member

  • An Indian Housing Authority (IHA)
  • A Tribally Designated Housing Entity (TDHE)

Participating tribes are allowed to determine where Section 184 is eligible. Some states have state-wide eligibility, while others are limited to specific counties. You can check your state's eligibility status here.

Program Highlights

  • Low down payment - for instance, loans over $50,000 require a minimum of 2.25% down
  • No monthly mortgage premium payment necessary - instead there is a one-time 1% loan guarantee fee added at closing
  • Fixed rates for 30 years or less

Eligible Properties

In regard to housing types, Section 184 is limited to single-family housing (1-4 units). The program does not allow adjustable rate mortgages (ARMs) or commercial buildings when applying for this loan. A Tribally Designated Housing Entity and an Indian Housing Authority use the funds for developing rental housing or for building single-family homes that were subsequently sold by eligible borrowers. This can open up opportunities for families who have diverse financial and familial needs within the tribal membership.
